What can you expect from Mold Inspection Sciences?

Our goal is to gain a complete picture of a property and to effectively communicate the condition, with respect to mold, moisture intrusion and water damage, to our valued clients.

Initial Contact

You will speak with a courteous, certified mold professional about your particular situation. Once your questions and concerns are addressed and pricing and types of available mold inspection and testing services are discussed, an appointment to visit your property will be scheduled.

Residential Mold Inspection Engagement

One or more of our licensed mold assessors will arrive at your property at the scheduled appointment time.

Prior to beginning the Inspection, your key issues and concerns will be discussed and you will be given a copy of the Consumer Information Sheet (.pdf 181Kb) from the Texas Department of State Health Services.

Your property will be thoroughly inspected for visible mold growth, instances of water intrusion, and other suspect conditions. The time needed to complete the initial inspection varies with the size and complexity of the property. A Full Mold Inspection of 2000 sq. ft. home will generally take about 2 hours. A Full Mold Inspection includes everthing from the foundation to the roof, from floors to attic spaces, including the HVAC systems where mold often grows and hides.

All findings are documented and photographed.

Digital hygrometers and precision moisture detection devices are used to assist the mold inspector in the investigation. Moisture detection equipment helps us locate hidden moisture problems.

Once the inspection is completed, you will be presented with the preliminary findings and recommended sampling, if any, will be discussed. Microbial samples are taken on an as needed basis only.

After The Inspection

Many important tasks must be completed after we leave the property.

Samples, if collected, will be sent to an independent microbiology laboratory for analysis. A 48 hour turn-around-time is standard, but RUSH services can be arranged…as quick as the same day in some cases.

A Mold Inspection Report is created using the information collected during the inspection including color photos, moisture readings, and relative humidity readings. Our Mold Inspection Reports are comprehensive and detailed, but easy to read, understand, and follow.

You will receive a telephone call from the professional assigned to your project to review, in detail, the lab results from the mold testing, our conclusions, and our recommendations.
